Independent testing
Mold inspection & testing in Fort Collins
We inspect, sample and lab-test for mold in Fort Collins homes, then give you a written report and a clear recommendation.
When you need a mold inspection
Some situations cannot wait. If you are under contract to buy or sell a home and an inspector flagged possible mold, you are on a clock and need a documented assessment fast. If you have just had water damage, testing tells you whether it spread. If there is a musty smell you cannot find the source of, or someone in the house is reacting to something in the air, an inspection points you to it.
An inspection is also the right first step when you are not sure you need remediation at all. We are independent. We will tell you if the answer is to clean it yourself and fix the fan rather than sell you a job you do not need.
We come out, walk the property, take readings and samples, and send the samples to an accredited lab. You get a written report with what we found, where, and what we recommend.
What a mold inspection includes
Visual assessment
A room-by-room walk-through looking for visible growth, water staining, and the conditions that lead to mold.
Moisture meter & thermal imaging
We check suspect walls, ceilings and floors for elevated moisture and temperature differences that reveal water behind surfaces.
Air sampling
Indoor spore-trap samples plus an outdoor baseline, so the lab can compare indoor levels against what is normal outside that day.
Surface & swab sampling
Direct samples from any visible growth to identify what it is.
Accredited lab analysis
Samples go to an AIHA-accredited lab. Results typically come back in two to three business days.
Written report
Plain-language findings, lab data, and a recommendation: no action, DIY cleaning, or full remediation with an estimated scope.

Reasons Fort Collins homeowners test
Buying or selling a home
Real-estate timelines are tight. A documented inspection and lab report give both sides something concrete to negotiate from, instead of a guess.
After water damage
Mold can start within 24 to 48 hours of a leak. Testing after the water is dried confirms whether it spread beyond what you can see.
Visible mold or a musty smell
If you can smell it but not find it, sampling and moisture readings usually locate the source.
Health or air-quality concerns
If someone in the house has allergy or asthma symptoms that ease when they leave, an air sample tells you whether elevated mold is a factor.
Post-remediation clearance
After any remediation, ours or someone else's, an independent clearance test documents that the air is back to a normal range.
Cost and turnaround
- Inspection with 2 air samples: $300 to $450
- Each additional air or surface sample: $75 to $125
- Lab turnaround: 2 to 3 business days (rush available)
- Visual-only assessment: report the same day
